Offshore investors and Australian retail assets

It is well known that retail asset acquisitions are traditionally the domain of the local investor.  However, this weighting has started to shift towards the offshore purchaser.

This could be due to a number of factors, including low domestic interest rates, low Australian dollar, solid yields, and the increase in population.  These factors combine to produce some excellent results for vendors and purchaser’s alike, with key retail property being hotly contested when offered to the market.

Our experience in this sector indicates that foreign capital will continue to make its way in to our domestic retail and commercial property market.

We understand that a roadblock to offshore retail investment is in relation to the ongoing management of such assets.  Foreign investors appreciate the high level of expertise required to not only maintain an asset, but to increase its value and standing within the community is services.  As a result, some of these foreign investors choose to engage with our market through investment in wholesale funds or joint venturing.

CRS Property fully understands this mindset and as a result, has a solid framework in which we manage these assets for our offshore clients.  This framework gives our clients complete peace of mind in all aspects of their property including capex (both offensive and defensive), opex, income forecasting, life-cycle understanding, development potential and market positioning.

“We have developed an ongoing management protocol that satisfies the needs of our offshore landlords – both high net worth individuals and institutional grade clients” states Lincoln McConnell-Brown, Head of Asset Management for CRS Property.  “We are confident that the level of service we offer from an ongoing management perspective is second to none and gives our overseas clients real confidence that we are looking after their best interests today, with an eye to the future as well.  Overseas investors can rest easy knowing CRS Property is looking after their assets to the highest standard”.

CRS Property is available to speak with overseas investors at any time in order to demonstrate our key points of difference.  Contact can be made with David Cong, Director and CEO Asia Pacific or Lincoln McConnell-Brown via telephone or email.
